UAE: Dubai real estate service fees rise after a rainstorm

rawda samy - | UAE

Because of the downpour, Dubai's real estate service fees have increased.

After the record rainfall, Dubai may see an increase in the cost of property services.

Real estate agents expect an increase in the price of real estate services in Dubai after the floods.

Developers and community managers offer free cleaning and repairs to residents of residential neighborhoods in order to assist regions that have suffered severe harm.

In the aftermath of the floods, real estate professionals in Dubai anticipate that the cost of real estate services will significantly increase.

There is a possibility that property service fees will increase in Dubai as a result of the unprecedented rainfall that occurred the previous month. This has prompted developers to provide free ongoing maintenance and cleaning services.

With the government ordering that all developers and community managers carry out the cleaning and repairs for dwellings at no cost, it is anticipated that this will ease the inconvenience that has been caused to people, particularly in communities that have been seriously damaged by the rains. In the near future, Prathyusha Gurrapu, the director and head of research and consultancy at Cushman & Wakefield Core, predicted that higher service charges and insurance premiums would reflect this impact. We anticipate feeling this impact.

Free services for rain-affected tenants in Dubai.

Tenants in Dubai affected by the rain can receive free services.

The leading real estate developers in Dubai, such as Emaar Properties, MAG, Damac Properties, Nakheel, Dubai Holding, Union Properties, and Dubai Investment Park, offered free services to tenants affected by the torrential rains that pounded the city in April, according to a previous story by Khaleej Times.

The government and private developers are driving these initiatives, which will benefit residents of Dubai's major freeholder areas such as Business Bay, Downtown, Jumeirah Beach Residence (JBR), Jumeirah Lake Towers (JLT), International City, Palm Jumeirah, Damac Hills, Dubai Marina, Mudon, Discovery Gardens, Remraam, Arabian Ranches, and a great number of other areas.

Gurrapu went on to say that the manner in which the difficulties of community management were addressed in the aftermath of the heavy rains "are expected to affect overall decision-making in addition to location and pricing for buyers and tenants when looking at locations to buy or rent."

Rental prices are rising in Dubai.

Rents in Dubai are going up at an alarming rate.

Cushman & Wakefield Core reports that citywide rents have climbed for the thirteenth straight quarter, resulting in a twenty percent year-on-year gain. Compared to the first quarter of 2020, rents have increased by 72%.

"Household incomes aren't increasing in line with rising rents, further contracting disposable incomes," Gurrapu explained to reporters.
